PROJECT CRITERIA
STRATEGY:
Exequor is focused on achieving market leading returns by acquiring single-family and multifamily properties where a marked difference can be made in the appeal and performance of the property through physical renovation and/or increased operational efficiencies.
CONDITION:
We have experience with all types of properties. Any vintage, any condition. Often the best deals have issues and require extra or specialized work, this is where we excel. We consider both on-market and off-market deals and brokers are always protected on off-market opportunities.
PRODUCT TYPES:
Our focus is single-family and multi-family residential but have experience in self-storage and other commercial property types.
GEOGRAPHY:
Top priorities are Kitsap, Mason and Pierce Counties in Washington State. Additional targets include other secondary and tertiary markets across Washington and Texas.
HOLD PERIODS:
This varies widely depending on the specific business plan for each project. Historically Fix n' Flip projects have an average hold time of 3 - 5 months. Buy and Hold projects average 2-5 years but can change depending on the overall goals of the investors involved.
TARGET IRRS:
We target levered IRRs of 15% or greater.
